This pensioner-friendly beach town has R200 000 holiday homes

Translate

Finding a home for R200 000 is rare, let alone one that has the potential to become a holiday home.

But in a small beach town on KwaZulu-Natal’s South Coast, you’ll find some of the most affordable property.

You Can Retire in this Holiday Town for R200 000

In the Ugu District Municipality along the South Coast, you’ll find Mtwalume.

If you want to retire close to the coast, this is where to do it.

A listing on Private Property shows a 2-bedroom townhouse available for R200 000.

Other properties in the same security complex are listed for R240 000 and R265 000.

These and other listings are why Mtwalume is one of a handful of South Coast towns where pensioners can live comfortably on R6 000 a month.

Part of the reason pensioners can live on a budget in these towns is the many affordable properties. Inexpensive levies and rates also play a part.

For this property, levies are R 1 491 a month, and rates are R329.

However, properties below R300 000 are only available to cash buyers.

Cash buyers can also get land in the area for as little as R85 000. This plot is one of the cheapest in the region, at 1 589 square metres.

Mtwalume is a hub of affordable property. Another listing advertises one acre of beachfront property for only R550 000.

According to the KwaZulu-Natal Deeds Office, the average sale price of the 21 sales this year is R500 000.

Living in Mtwalume

Pensioners choosing to settle down in the town will appreciate how many like-minded residents there are.

Recent data from the KwaZulu-Natal Deeds Office shows roughly 80% of residents are over 50.

Beyond the community and affordable property, living in a town like Mtwalume has health benefits.

A 2025 study revealed coastal residents tend to live longer.

In that study, those living within a few kilometres of the ocean lived about one year longer than those living inland or near rivers.

But these health benefits might not take effect the further you live from emergency services, especially in your golden years.

The nearest hospital is the Mfundo Arnold Lushaba Community Health Centre, within the town limits.

Mtwalume residents can also travel to the G J Crookes Hospital in Scottsburgh, about a 30-minute drive along the N2.
