Lionsgate’s ‘The Housemaid’ Stage Adaptation Sets Fall 2027 London Premiere

EXCLUSIVE: A new stage adaptation of The Housemaid, based on the Lionsgate film and Freida McFadden’s bestselling novel, will make its premiere next September with a tour opening at London‘s Richmond Theatre.

The tour will launch September 14, 2027. Additional tour dates will be announced.

The psychological thriller is being adapted for the stage by playwright and screenwriter Bekah Brunstetter (Broadway’s The Notebook) and directed by Matthew Dunster (the Tony-nominated Hangmen). The stage adaptation is produced by Simon Friend and Hanna Osmolska for production company Melting Pot (Life of Pi, Paranormal Activity) in association with Lionsgate.

Lionsgate’s December 2025 big-screen release of The Housemaid starring Sydney Sweeney and Amanda Seyfried has grossed over $400 million worldwide. Directed by Paul Feig from a screenplay by Rebecca Sonnenshine and based on McFadden’s book, the film was produced by Todd Lieberman, Laura Fischer and Feig, and a sequel, The Housemaid’s Secret, is in production and set for a global theatrical release on December 17, 2027.

The live stage production is the latest step in the studio’s continued expansion of The Housemaid franchise as well as further overall expansion into the theatrical and live-experience spaces. Lionsgate recently announced that Dirty Dancing would be coming to Broadway for the first time in February, and that Now You See Me Live would begin a Broadway run this coming fall. The Hunger Games: On Stage – directed by Dunster – is beginning its second year in London at a purpose-built theater in Canary Wharf.

“With the stage play debuting next year and our sequel film in production, the momentum behind The Housemaid franchise continues to grow,” said Jenefer Brown, Lionsgate’s President, Global Products & Experiences, in a statement. “We’re thrilled to work with Simon, Hanna, Bekah and Matthew to bring this story to the stage in an entirely new way, giving audiences the chance to experience its suspense, twists and turns live.”

Melting Pot’s Friend describes Brunstetter’s adaptation as “a fresh and uniquely theatrical take” on the book and film that, in collaboration with Dunsten, “will certainly bring a thrilling new dimension to the franchise.”

Brunstetter earned a Tony Award nomination for her work on the book for the 2024 Broadway musical The Notebook (the musical begins a West End run this spring). Last year, her play Mother’s Day debuted as part of the DNA New Works Program at La Jolla Playhouse, and her play The Cake has been produced more than 100 times globally. For TV, she created the series The Five-Star Weekend, starring Jennifer Garner and Regina Hall, and her other television work includes American Gods, This Is Us and Maid.

Dunster’s stage credits include, among others, 2:22 A Ghost Story, which ran in the West End for 694 performances; Shirley Valentine and The Pillowman (The Duke of Yorks); The Homecoming (Young Vic); Dealer’s Choice (The Donmar); and The Hunger Games: On Stage (Troubadour Canary Wharf Theatre). He’s been nominateed for four Olivier Awards, and his Broadway production of Martin McDonagh’s Hangmen was nominated for five Tony Awards.

McFadden’s work includes 2022’s The Housemaid and two sequels: The Housemaid’s Secret (2023) and The Housemaid Is Watching (2024).
